C1, C2 & C3 Codes Explained

Every observation is classified so you understand severity and urgency at a glance.

  • C1 Danger present — immediate remedial action required.
  • C2 Potentially dangerous — urgent improvement recommended.
  • C3 Improvement recommended — not immediately dangerous.

Turnaround

Most domestic EICRs are completed within 2–3 hours on-site. Digital certificates are issued within 24 hours. Remedial quotes are provided same-day where C1 or C2 codes are found.

Scottish Landlord Mandates

Scottish landlords: EICRs are a legal requirement.

Rental properties in Scotland must have a valid EICR at least every 5 years (or on change of tenancy). A failed or missing certificate can block a tenancy and expose you to enforcement action. We test, certify, and — if remedial work is flagged — fix it under the same visit wherever possible.
